Shrink and swell — what the clay does to slabs
Blackland Prairie clay changes volume dramatically with moisture — swelling wet, shrinking hard in drought. When the soil under a slab’s edges dries and drops while the center stays put, the slab bends, and that differential movement is what shows up as stuck doors, drywall cracks, and brick stair-stepping. The mitigation the whole industry agrees on: keep perimeter moisture consistent, especially through summer drought — not soggy, not bone dry, consistent.
A dedicated foundation drip zone is the engineered version of that advice: emitter tubing ringing the slab at a measured rate, on its own schedule, running year-round as conditions demand. Who needs it most — age and exposure
The older slabs of east Plano, Richardson, and East Dallas have ridden fifty-plus shrink-swell cycles, and many predate modern post-tension design. Newer construction isn’t exempt — Frisco and McKinney slabs sit on the same clay — but the mature trees of the older neighborhoods add the second factor: big root systems drying the soil on one side of a house faster than the other.
That tree asymmetry is exactly what a zoned drip design answers — more emitters where the oaks drink, standard spacing elsewhere — and it’s the kind of judgment that comes from working these same streets on the repair side all year.

The hardware — why drip needs its own kit
Drip emitters meter water in gallons per hour through tiny passages — which means they need what spray zones don’t: a pressure regulator (high pressure blows fittings off invisibly under mulch) and a filter (our sediment-heavy water clogs emitters without one). Skipping either is why bargain drip installs fail in year two.
Every zone we build gets both at the valve, pressure-compensating tubing so the first and last emitter deliver the same rate, and a flush point for maintenance. Boring hardware, decades of difference — the same philosophy as our valve work.

How much does a foundation watering system cost?

Why do my drip emitters keep clogging?
Almost always missing or undersized filtration — our surface water carries sediment that drip's tiny passages can't pass. The fix is a proper filter at the valve and a flush point at the end of the run; the maintenance is an occasional flush, which beats replacing tubing yearly.
Should beds be on drip instead of spray heads?
Almost always. Sprays in beds water leaves and walls, promote fungus, wash out mulch, and overspray windows; drip puts the water at the roots at rates plants and clay both prefer. Conversion reuses your existing valve — heads capped, drip manifolded on, regulator and filter added — flat per zone.
Do new trees need their own drip?
