Drip irrigation & foundation watering

North Texas slabs sit on clay that swells when wet and shrinks hard in drought — and that movement is what cracks foundations. A dedicated foundation drip zone keeps perimeter moisture consistent through the dry months, automatically, measured, and legal under every watering schedule we work with. It's the cheapest foundation money a DFW homeowner spends.

The clay-country specialty · flat quote per project · You approve the flat price before any work begins

Quick answer Eldorado installs dedicated foundation watering drip zones and converts spray beds to drip across Plano and North DFW — designed, pressure-regulated, and filtered by a Texas Licensed Irrigator (LI0026061). Foundation drip zones install from $[XXX] added to your existing system; bed conversions are priced flat per zone. Consistent perimeter moisture reduces the clay shrink-swell movement that stresses slabs — prevention, not repair, and we're plain about that line. Call (469) 970-2715.

Diagnosis guide

Signs you’re solving a drip problem

Six situations that walk in our door and leave as drip projects.

Doors sticking and hairline cracks in a dry August

The clay around your slab is shrinking unevenly. Consistent perimeter watering is the prevention side of that story — a structural engineer is the repair side, and we’re honest about which side we’re on.

A soaker hose ritual you keep forgetting

Dragging hoses around the slab works exactly as well as you remember to do it. A dedicated drip zone does it on schedule, at measured rates, without you.

Spray heads soaking your windows and siding

Bed sprays were always the wrong tool — half the water lands on leaves, walls, and sidewalks. Conversion to drip ends it and usually cuts the bill.

Plants dying patchy in one bed

Drip’s quiet failure mode: a clog or a chewed line starves plants one emitter at a time. The pattern in the plants maps the problem in the tube.

Mulch washing out with every cycle

Spray volume on a bed slope moves mulch into the lawn weekly. Drip’s low-and-slow delivery stays where it lands.

Foundation company said “keep the soil moisture consistent”

Standard advice after repairs or an evaluation — and a dedicated, automated foundation zone is the version of “consistent” that actually happens.

Flat-rate pricing

Flat-rate drip pricing

Every repair is a flat rate quoted before work begins — never hourly, never a running meter while someone digs. The service call covers a full zone-by-zone diagnosis and applies to your repair, so diagnosis is effectively free when we do the work.

RepairFlat rateWhat it covers

Local knowledge

The clay story — why foundation watering is a DFW ritual

This service barely exists outside expansive-clay country. Here, it's slab insurance.

Shrink and swell — what the clay does to slabs

Blackland Prairie clay changes volume dramatically with moisture — swelling wet, shrinking hard in drought. When the soil under a slab’s edges dries and drops while the center stays put, the slab bends, and that differential movement is what shows up as stuck doors, drywall cracks, and brick stair-stepping. The mitigation the whole industry agrees on: keep perimeter moisture consistent, especially through summer drought — not soggy, not bone dry, consistent.

A dedicated foundation drip zone is the engineered version of that advice: emitter tubing ringing the slab at a measured rate, on its own schedule, running year-round as conditions demand. To be plain about the line: this is prevention and maintenance — if your foundation already has significant damage, a structural engineer leads and we handle the watering half of their advice.

Who needs it most — age and exposure

The older slabs of east Plano, Richardson, and East Dallas have ridden fifty-plus shrink-swell cycles, and many predate modern post-tension design. Newer construction isn’t exempt — Frisco and McKinney slabs sit on the same clay — but the mature trees of the older neighborhoods add the second factor: big root systems drying the soil on one side of a house faster than the other.

That tree asymmetry is exactly what a zoned drip design answers — more emitters where the oaks drink, standard spacing elsewhere — and it’s the kind of judgment that comes from working these same streets on the repair side all year.

Schedules & rules

Running a foundation zone — rates, seasons, and the law

A foundation zone runs differently than turf — longer, slower, year-round — and the watering ordinances treat drip differently too.

The operating logic — how the zone runs

SeasonWhat the foundation zone does
Summer droughtThe main event — regular slow cycles keep perimeter moisture from collapsing as the clay bakes
Spring & fallTapered — rain carries most of the load; the zone fills the gaps between fronts
Winter dry spellsStill matters — clay shrinks in January droughts too; brief cycles on warm days, freeze sense respected
After heavy rainOff — consistency means not adding to saturation; a smart controller handles the skip automatically

Drip also gets friendlier treatment under the ordinances: Plano allows drip as needed, and Frisco permits drip daily — up to two hours — even during its winter spray ban. Rules vary by city and we set your controller to yours at install; the city-by-city detail lives on each city page.

The hardware — why drip needs its own kit

Drip emitters meter water in gallons per hour through tiny passages — which means they need what spray zones don’t: a pressure regulator (high pressure blows fittings off invisibly under mulch) and a filter (our sediment-heavy water clogs emitters without one). Skipping either is why bargain drip installs fail in year two.

Every zone we build gets both at the valve, pressure-compensating tubing so the first and last emitter deliver the same rate, and a flush point for maintenance. Boring hardware, decades of difference — the same philosophy as our valve work.

Your specialist

Meet Jonathan, your irrigation specialist

Eldorado isn't a landscaper guessing at emitter math — foundation zones and bed conversions are licensed irrigation design, and the clay these slabs sit on is home turf. Jonathan has been building drip onto North Texas systems since 2013, license LI0026061, from the east Plano shop.

His rule on every job is the one customers keep repeating in reviews: fix only what's broken. You get a zone-by-zone diagnosis, a flat price before work starts, and an honest answer when something doesn't need replacing.

Questions

Drip & foundation watering, asked & answered

Does foundation watering actually work?

For what it actually does, yes: consistent perimeter moisture reduces the shrink-swell differential that stresses slabs on expansive clay — it's the standard guidance across the foundation industry here. What it is not is a repair: if your foundation already has significant damage, a structural engineer leads, and a watering zone is the maintenance half of their advice. We're plain about that line.

How much does a foundation watering system cost?

A dedicated foundation drip zone installs from $[XXX] on an existing sprinkler system — valve, pressure regulator, filter, emitter tubing ringing the slab, and the programming. That's usually less than a single season of foundation-repair financing interest, which is the comparison that matters. It installs as a new zone on your system.

Is a drip zone better than soaker hoses around the foundation?

Meaningfully. Soaker hoses deliver unevenly, degrade in sun, and depend on you remembering them. A dedicated zone runs pressure-compensated emitters at a measured rate on an automated schedule — the “consistent” the advice actually calls for. Soakers are the duct-tape version; they're better than nothing and worse than everything else.

How often should I water my foundation in summer?

Think consistency, not volume: regular slow cycles that keep the perimeter soil from baking dry — typically short daily or near-daily runs in peak drought, tapered when rain carries the load. The zone gets programmed for your soil and shade at install, and the schedule comes in writing with seasonal adjustments.

Should I keep watering the foundation in winter?

In dry winters, yes — clay shrinks in a January drought just like an August one, and winter is the season everyone forgets. Brief cycles during warm dry spells keep the moisture consistent; the freeze sensor keeps the system honest about when not to run.

Is drip irrigation exempt from watering restrictions?

It gets friendlier treatment in our territory: Plano allows drip as needed, and Frisco permits drip daily — up to two hours — even during its winter spray ban. Rules vary by city, we set your controller to yours at install, and each of our city pages carries the local detail.

Can you add a foundation zone to my existing sprinkler system?

That's the standard project — a tee at the manifold or a new valve location, a wire pull, and the perimeter run, all without disturbing your turf zones. If the controller is out of stations, that's solvable the same visit. See new sprinkler zone installation.

Why do my drip emitters keep clogging?

Almost always missing or undersized filtration — our surface water carries sediment that drip's tiny passages can't pass. The fix is a proper filter at the valve and a flush point at the end of the run; the maintenance is an occasional flush, which beats replacing tubing yearly.

Should beds be on drip instead of spray heads?

Almost always. Sprays in beds water leaves and walls, promote fungus, wash out mulch, and overspray windows; drip puts the water at the roots at rates plants and clay both prefer. Conversion reuses your existing valve — heads capped, drip manifolded on, regulator and filter added — flat per zone.

Do new trees need their own drip?

They want deep, infrequent water at the drip line — which turf zones can't deliver without drowning the grass. Drip rings tied to a bed zone are the clean answer, and they're cheap insurance on a tree you just paid real money for.

Does drip installation require a licensed irrigator in Texas?

Adding zones and altering an irrigation system for compensation is licensed work in Texas, yes. Eldorado is owned and operated by a Texas Licensed Irrigator, LI0026061 — and drip specifically rewards the license: the pressure and filtration math is exactly what bargain installs skip.

Can you repair a drip system someone else installed?

Yes — chewed lines, blown fittings, clogged emitters, missing regulators. Drip fails quietly and the plants report it late, so the diagnosis works like our leak work: pattern first, then the tube. Retrofitting proper filtration usually ends the repeat calls.

How fast can you install a foundation zone?

Most are a one-day install once quoted, and the quote follows a perimeter walk we can usually schedule within a few days. Call (469) 970-2715 — summer is the season the clay does its damage, so ahead of it beats during it.

What areas do you cover for drip and foundation watering?
