East of US-75 — the canopy economy

The ranches of Dallas North Estates and the 1960s–70s streets around our F Avenue shop sit under fifty-year canopies of red oak, live oak, and pecan. This is St. Augustine country by necessity — Raleigh and Palmetto hold down to four or five hours of sun — with Palisades Zoysia earning the brighter pockets. Where 2021 killed the St. Augustine and the trees have since opened up, conversions to Zoysia are the quiet east-side trend: denser, cold-hardy, and done grieving every February.

West of Coit — sun, HOAs, and Bermuda

The master-planned west — Hunters Glen, Deerfield, the Legacy-corridor subdivisions — runs open, sunny lots where Tifway 419 Bermuda is the rational default: cheapest installed, fastest to recover from kids and dogs, indifferent to August. Zeon Zoysia is the upgrade pick where the fine-bladed look matters more than the invoice.
